Also going to guess most of those listings are just "token listings" so the PMC or agent can tell their clients they have listed it on the MLS for maximum exposure, but either:1) Really don't want to share whatever amount they are charging the owner2) Have negotiated such a small amount with the owner that there's nothing to really share.It'll be interesting how this all changes with:1) NAR settlement on commissions2) Slowing real estate market with DOM increasing.

A much better approach is for the executor to directly sell the properties out of the estate.The taxes will be paid at settlement and your girlfriend will receive the proceeds.

The title company gave you settlement sheet, and water company gave you proof, print whatever the so called management company reported to you monthly, you have checks or wires, leases, and property management agreement which is enough documentation.

If there are fee's due up front then they have to go to Escrow to be held and only dispersed upon a successful settlement.. the way to start with limited funds is to find a partner that is close to you or you find at a local meet up that will be your cash partner.. for context..

. ($675 preparation of deed) ($650 transfer tax) ($300 settlement fee) ($300 notary fee)Also in "Sellers Estimated Costs"  "brokers fee" is listed as "$4,000"   rather than 6% or $4,000 as if the 4k is just a flat rate.I feel this gives her no incentive to sell my property at the highest bidder.
