By dated, do you mean it needs new paint & carpet, or are the bathrooms pink/baby blue and the kitchen cabinets falling apart?

It took me 2 days to repair a towel rod due to the crazy pink tile and backer board but I'm not a pro at home repairs myself.

(in other words there is a gamble to it).Will it bring more rent--probably not--unless it's dated (pink tile, 1950's sink, 1980's cabinets, etc...)Here are some pics of bathrooms from Apartment complexes.

Part of my luck I guess has been buying in strong school districts and mostly B type property, I feel I would have gotten burned more if it was C type.Agree with you on approach, I have been strict with application requirements and have a high bar on credit score, etc.

Above everything I have already stated, it's also home to The Ohio state university, headquarters for L-brands (Bath and Body Works, victoria secret, and Pink), White castle, Wendys, and the new Chipotle headquarters is being finished up downtown.  

I'm talking to all of the vendor's about Modular Duplexes. if all goes well I'll be the modular baron on biggerpockets :) I would be highly interested in following your progress when you move forward with this property.

It went from pink to a crisp white and was beautiful.Though some will say that you can do it yourself, I don’t recommend it.  

I'd probably sink a few additional bucks into the kitchen and the light pink tiled bathroom and unload it.
