Are you planning on investing in HI or in the continental US (or elsewhere) out of curiosity)?

I'm looking forward to gleaning pearls of wisdom from everybody here, I will probably just be lurking for now!

A Homeowners policy will give you "Personal Liability", and that will extend throughout the continental US.   

I don't see people wanting to live there like they would, let say, in the Pearl District of Portland.

Any pearls of wisdom you all could share would really go a long way in helping me secure my first deal!

Don't feel bad @Charlie MacPherson, It was John Belushi who's inspiring speech about the "Germans bombing Pearl Harbor" provided the climax for "Animal House" (Gimme a break I was young and stupid - now I'm just stupid).I'm curious about your how your in-house legal works though if he is actually an on staff (broker of record) attorney and acting as QI for exchanges for his clients.  

My Situation:- I have NO "farm", chosen cities/neighborhoods- I DO NOT invest in my area, which is Manhattan, New York City- I DO invest in the continental US- I invest long-distance

The blue pins are the 17 major Walmart closures in the continental US (A couple doubled up, sorry) I promise they are all on there, just most of them are covered up by the green pins that are the majority of the Amazon fulfillment centers.

There isn't any special pill to swallow in this business or pearl of wisdom that will give you what you need to know.
