I am sure your aware of the antiquated lot of record rules already on the books in LA county that could stop a lot of rebuilding unless they change those laws or codes..

I think there is a way to do it by zip code but that's not really granular enough.

So, create status codes for both of these and a few in-between codes to help you work smarter, not harder.

A shower is generally acceptable as long as it meets building code requirements for plumbing and drainage.

Maybe also include City and Zip Code as columns in the sheet. 

But we can only assume since you stated this does not have to be disclosed because the work has been repaired, that you have confirmed the reapirs were done properly and in acccordance with any and all codes. 

I'm not opposed to spending the money and have a demo scheduled with them this week, but was curious if anybody else has other data providers that they like better for more niche areas of distress such as bankruptcy, probate, divorce, code violations etc. that I can stack with my current data.I have submitted right-to-know requests with the local counties but only certain information is available and can be cumbersome.

@Dalton Foote I have had tremendous success using direct mail and mailing the owner of record where the tax bills get mailed to.Generally, property management companies don’t pay the real estate taxes so this gets me right to the owner.Targeting wise, I would just do a zip code filtered by unit count using a service like listsource.  

These are professionals with additional training and a stricter code of ethics.
