I recommend that they use a property manager.

But damned if I can find anything online about landlords using it!

If you can come in and operate effectively I think you'll find success rather quickly due to that.BTW - for a property management platform I would highly recommend Buildium.

Markets with disproportionately high new construction, like Austin, TX, will see rent growth pace behind inflation or even (again) fall slightly on average.

Also any tips for automating this as much as possible and how to protect the property financially and property management would be appreciated.I ALMOST understand the rental arbitrage strategy if building a company scaling with say 30 + units and looking for high short term cash flow.
