We know they’re hard working and would like to continue working with them rather than move toward foreclosure, but we know they’re in over their heads if we continue under the current terms of the mortgage and don’t want to set them up for failure.

Just a heads up this will not be tax free, it will be a pro-rated exclusion.

Even when I was younger, I understood that it could be a great way to achieve financial freedom, retire early, and live without the stress of money constantly hanging over my head.

Think of this;  if the buyer can't qualify for a bank loan,,,, why the heck should you stick your head into a note and mortgate noose??   

It's a "Heads I Win, Tails You Lose" proposition. 

As a sole operator, you have all the policies and procedures in your head and can apply them to many properties without referring to a binder.

It's probably better suited for a DM or call, but I plan to keep some, retail a lot and generally avoid wholesaling until I can wrap my head around the legal risk with wholesaling as a real estate agent in Texas. but that's another question for another post :)

Prep that if gonna be in London public rest rooms on every corner is not a thing, so empty that "tank" before head out.
