One issue that I'm noticing is the range of reported insurance costs.

Upon arrival I noticed the curb appeal and thought it was overdone (of course, I initially didn't say anything to the owner).

They require 48-72 hours notice to schedule anything onsite so we've been waiting 2 weeks now for a Section 8 initial inspection date to be scheduled by them.

I may be wrong but you cannot refi unless the property is seasoned for 12 months when using Fannie, Freddie, Ginnie.

I noticed some of the reviewers mentioned how the area is up and coming so if the area is questionable that might be contributing to this.

I noticed their business is listed as an LLC on their Zillow profile, and we also found that they have a few other unrelated LLC businesses that didn’t seem to work out for them over the years and were short-lived.

I ask them if they've already given notice.

I have noticed a lot of investors are seeking out cities that are offering lower priced lots and simply adding a Modular or Manufactured and capturing a very nice cash flow.There is a new trend starting in Florida and in other states where an investor buys a piece of land or lot and add a 'Tiny Home". 

I live in Sacramento, and have noticed that people are offering either equal or above asking price even for homes that sometimes need 80-100k in repairs and I can't see how they would even make a profit doing that.

@Heather Collins I’m starting to notice this specific tenant of mine work less and less.
