On a $300K property, that means the person working his/her tail off to find the right place for a prospective buyer is going to make about $1500!

Nobody as a sponsor wants to work their tail off creating equity on a deal for the investors to take it all.For me I make a lot of income transacting commercial real estate deals so doing a syndicate has to give me at least the same or greater return for time allocated.

Since you have a decent amount of remaining term, you could sell a partial of 120 months $34,757 at 8% and get the "tail" of the remaining P&I term which looks to be $14,647 of interest and $30,067 in principal.

I agree with those who point out that flipping is cyclical and you can find deals in any market, but is it worth the risk to work your tail off to find a couple of flips a year that only net $30,000?

There are no tail winds to speak of to carry you through bad decisions, but good cash flow opportunities exist.
