I think there are just as many "portfolios" to mimic as there are fad diets or exercise routines out there.Of course, I haven't even gone into individual stocks, ETFs, etc.With real estate, the rules of thumb are pretty simple.

You could have the greatest problem solving product in the world, a pill that supplies complete benefits of dieting and excersizing, but if no one ever knows about it then its no good.Third, One person suggested $600 annual fee for seminars and if they do not pay they are not serious about investing.

I improved my diet starting March 1, now the major portion of my meal is bulk bought beans, grains, veggies, home cooked.

lol mari....getting hoa tips here is like getting diet tips at krispy kreme....i am all for HOA. unfortunately, many people don't have a pride of ownership in their homes and could care less what it looks like from the street. i think there are people that want nothing to do with HOA communities (as u see here) and its absolutely thier choice to not live there....seeing that your question is asking about rules for the HOA (and not whehter you should have one or not), i will focus on that.definitely, definitely, DEFINITELY seek counsel and get a lawyer that specializes in HOA and realestate. my current HOA is in a bitter lawsuit regarding our validity and it appears that when the transfer occured from the builder to the community there was a snafu. each state has laws that hoa's must follow and you don't wanna just 'wing it'. our lawyer told us to cease opertaions right now until after our may 20 court date.....sounds optimistic!

The Congress shall have power to lay and collect taxes, duties, imposts and excises, to pay the debts and and general welfare of the United States; but all duties, imposts and excises shall be uniform throughout the United States;So, if you want to go by the letter of Constitution, I guess you're arguing that we need to get rid of:The CDC, the NIH, the FAA, the FCC, the AHRQ, HUD, NASA, NIST, the Bureau of Prisons, the USDA, the Department of Education, the DOE, the VA, the DEA, FEMA, the SBA, the Department of Labor, etc...All of those (and hundreds more) federal offices aren't specifically called out in Article 1 of the Constitution...If you're going to be a stickler and say that we shouldn't have any federally subsidized agencies or benefits outside of what is called for in the Constitution, then at least be consistent, and call for the eradication of every one of the agencies listed above (and all the others)...
