So while the market makes it very difficult to create enough delta between initial purchase price and ARV to pay for 50-70k remodel expenses and create 25% equity, the current market does provide for tailwind via general appreciation, something we have not had in the past.When you are looking to BRRRR a duplex you will look for a property that needs substantial work and will therefore sell for a big discount.

you simply wrap the note.. you stay on the hook though for the first and you collect the payment from your buyer and you make the payment on the first until its paid for.Example.your note to your private lender is 100k you sold for 150k and got 25k down.. you do a wrap mortgage for 125k.. the payments coming in on the 125k lets say are 1000.00 a month the payments to the person you bought it from are 750.00 you make the delta.

So that might be the avenue that the sons get to that shows them they are not in trouble but have a big win fall coming. now we have helped a few times like this were the kids were addicts and could not do anything and we were able to petition the court to get standing and help these folks through it.. but we had to pay our attorney and then the resale has to be approved by the judge there is some delta to be had.. but it certainly not going to be as described above which any judge would look at as unconscionable profit.
