Potential risks - incomplete foreclosure.Yes you can buy a property at the tax sale in Jackson County - but to sell it be prepared to find a buyer that will take defective title as that is the only way most title companies will close - some sort of CYA document stating it was acquired via tax sale and might not be 100% clean.

I never even look at IRS .. the chance is so remote that they redeem as to not even be worth your time.. or my time.they only redeem REALLY high value HUGE equity deals.. and those are rare at tax sale.I suspect this is very simple.bid at auction stroke a check.. and check to see if there is a redemption period for the owner.. many states its one to two years.. and many states its done no redemption period.. unless there was a defect in the noticing..

With title insurance If any type of encumbrance, lien or other defect to the title is discovered following the transfer of ownership or the placement of a mortgage lien, you are protected..General Warranty Deed is the way to go to avoid future headaches.

I assume this is true for other states as well, but defective loan documents in Pennsylvania can become fatal and unenforceable.

If that is the case, then you have to find all of them (not an easy task), and serve them with the quiet title paperwork.If there are other issues or defects in title, like if any of the defaulting taxpayers had judgments or liens against them, then that can add to the complexity.

The court almost treated it like a latent defect and said the buyer had a right to know there was a situation with the house that would make selling it at a later date extremely difficult.
