Bought in June 2022 and closed in October 2023.And keep in mind, we’re full time Realtors, not full time flippers lol.Also, we were under the impression if we switched out some light fixtures and some lighting, then we didn’t need an electrical permit.

The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic).

Same goes with kitchen ware: matching cups, plates, silverware, etc.  

@Tyler McDonald - today we donated lots the of dishes and cups, lunch trays to the local Lutheran center.

I had to actually chisel through concrete to get to the fixture, took three days to remove enough concrete to replace the fixture, it is a pain and I hope yours turns out to be leaky faucets.

The first prototype will have all specified fixtures, finishes and products as My wife and I like and approve.
