I already know that your tax pro will say "no" to depreciating light bulbs and repainting in between tenants (& they will LOL at the notion of depreciating a $2.50 light bulb), but start the "fight" there so that when you're done "meeting in the middle" maybe the new carpets and new water heater get "depreciated" instead of being a "repair." 

I agree with the notion of paying off highest interest cards first (and fast). 

That is the reason many people do not make it.They say stuff like ".. but there is so much competition".The notion here is that they are the mean big bad wolves out there you the little guy has to bow down to.Ohh no.. not me.

What I see most on BP forums is the notion that commercial loans should be avoided.

I'm of the same notion as Matt— it might be a solid idea to inquire with your insurance company as I'm sure they'll have a list of preferred contractors.

I'm pretty conservative financially, though I don't disagree with the notion of leverage for growth and higher returns.

I think that's the crux of the issue here.By definition: Concept:    something conceived in the mind ; an abstract idea; a general notion. 

I personally take everything on a case by case bases because I have missed opportunities due to preconceived notions.

Not in new bruns, but i have looked at deals on the east coast for a few weeks and found the historic growth to be almost completely anemic.
