An appraiser is not going to use single family homes on the appraisal if they do the bank/lenders Underwriter 100% will ask for more comps that are mobile/manufactured to be compared to subject property.

Keep receipts for all your expenses for federal taxes, keep the deposits in a seperate bank account. 

He has already mentioned that he is willing to act as the bank, interest-free, which is a great opportunity.
