Without getting into the weeds of our conversation, their response was as expected highlighting their service and ability to facilitate a loan.

Ok, now, conversely with real estate, that is simply not possible. '08' was the biggest hit to real estate in our life times, of EVERYONE alive at the time of it, right.

I always preferred the web/desktop version anyhow, but the app was convenient for conversations!

Just save money and etc....This conversation is not for you.

Conversely, a new built A class SFR, in A class market of significant growth via a well laid out planned city development, great schools, area people are glamouring to move to, a-class tenants, very very low risk.

Have some initial conversations to see who’s responsive, knowledgeable, and investor-friendly.Once you find a good fit, you can focus on building a strong relationship with that one realtor.

And IMHO, the prices are dropping big time (on avg. 10K/month...houses that were above 300K a year ago are not selling at 250K now) and the available rentals saturation is worse than I seen during summer season (with rents dropping from 1$-1.08/sqft to 0.8$/sqft and very little contacts and applications...just go in Zillow and look how many rentals are on the market now in Kyle, New Braunfels or Converse). 

If you approach the conversation by first finding out their goals, then you can back into a strategy that will work for the both of you.
