Good post.We use a competent SEC attorney that creates all our docs and does the state filings. 

I’ll obviously contact a local attorney but any advice or suggestions would be helpful.  

Alternative is to get a board certified real estate attorney to assist you.

Then you should go on to the next step which is locate a city/state you want to invest in and build your core 4 which means finding a great investor-friendly realtor, contractor, property manager, and attorney

Now it sounds like they have gone into ICU and we have to wait to hear from their estate attorney to find out who can sign, POA, or what the process is going to be going forward.

So, for a $60k loan, you'll likely need $12k-$15k for a downpayment, $8k-$12k for closing costs (prepaid insurance and taxes, lender fees, attorney fees, points, prepaid interest, transfer taxes, etc), and then another couple thousand for reserves and whatever else.
