The Ada County sheriff that was there was adamant hat there would be a lot of trouble with some renegade landlord just went in at the 3-day mark and started moving stuff out.

(although I did have to do an ADA compliant update to a ramp railing the first year.

She can make them safer or handicap friendly on her own through ADA. 

I am working on putting my first ad as a realtor in a local magazine in Georgia.

A few days later, we were served with a meritless ADA lawsuit.

If older than 5 years,  replace it.Create a removable durock or fire proof enclosure within the closet,  ad a vent grill.

If they have not confirmed an hour prior to their appointment, I send this text to their phone (which was required as part of their contact information I required in the response to my ad):As I had requested in my email, you have not yet confirmed your apartment showing for this evening, scheduled for 7:00pm.

I live in Ada, OK and the market here is great because of the College and Chickasaw nation.
