The seller is under no obligation at all to work something out.Keep in mind that many investors count of you not buying, to steal the down payment (Oprion Price) take the rents and then repeat the process.Also, you lender will only count the amount paid in excess of the fair market rents toward any down payment.

I think it is ethical to default in the event it is advantageous to do so if the lender knows that the loan is non-recourse and agrees to this beforehand regardless of whether or not it is a bank.I think it is advantageous to pull a gun on someone and steal the 1000 bucks they have in their wallet.

The tenants can do anything they want including trash the house, steal the appliances, tear down walls....whatever... and I have absolutely no recourse, nor am I allowed to know who they are.This is a FEDERAL law, which the President signed in May of 2009.
