Given building the age of the building, you will likely have lead paint and asbestos issues that CANNOT be addressed by unlicensed person. also need to check on presence of oil tank. public water or private well?

Account Closed if they are large it wouldn't surprise me if they have unlicensed staff. 

Also as an unlicensed(non-real estate agent) wholesaler, you are really skirting actual laws (you cannot sell real estate on behalf of someone else if you are not licensed) that can get you into serious trouble and fined.

You need to show value above & beyond traditional methods. )  ...and better yet, as has been asked in a very recently-circulating thread, how can the Wholesaler (assumed unlicensed) actually expect to protect his/her interest /money in these circumstances?
