Does anyone have any thoughts or ideas on the BUILDERS and cities/subdivisions that I could target?

I often feel the cities are unfairly targeting investor, requiring repairs that are not required of the general public.

If the target client is a healthcare worker who makes 100K+ per year and is staying a few months they will want a certain type of area, whereas a person only staying a weekend wants to be near their "event" and is more forgiving on other things.

Despite needing updates, the property presented an excellent opportunity to add value through targeted renovations.

@Femi IbrahimFrom what I’ve seen New Western is targeting new and inexperienced investors and then sending them deals where they have to close quickly.

Even now, putting my honest opinion opens me up to being targeted with negative comments and being banned from the alumni group for not "supporting" the group.Get a Bigger pockets book on flipping and you will get the same information. 

I have just 2 doors and targeting to have 5 this year. 

He hasn’t put a sign on the property or done any advertising.  

It took over a year to get half of the premium advertised to us.  

I'm looking at buying an 18-unit apartment building that's recently been renovated and hasn't been advertised for rent.
