Focus on identifying a target property that will get you the return you are looking for that is easy to manage.If you manage your property correctly this combined with having a good insurance policy will suffice for now especially when you are just starting out and more then likely don't have many assets to go after.Good luck!!

When we got the forms back they do list an additional tenant/roommate so I think that would suffice as evidence.

areas do require that you keep the security deposits in a separate account - you can usually just add an additional savings account at your regular bank at no extra fee, that would suffice.
