I feel a new base line was being set for the economy, even now the economy and Stock market is not much lower than when Trump was elected, I feel the cabin fever will spark a huge spike in the economy and businesses and tapper off.

Assuming their are no zoning issues, @Oliver Sparks, and be darn sure to research this, I see two potential downsides:If you only rent out to the MFR tenants, you have a very small pool of customers.
