This one went pretty smooth but the timeline on the renovation ballooned past expectation due to some contractor issues and that presented some challenges.  

The other deal is a duplex in a busy growing area close to shopping, transit, travel etc.

You'll need a much lower priced property with some value add or larger equity spread, and also have the funds to make the payments in case it doesn't play out so smoothly, or there's delays getting renters/lease-option buyers, etc... 

Since Solo 401k is way more advantageous than an IRA it would probably make more sense to transition to Solo 401k completely.

One it violates the real estate licensure rules and two wholesaling tends to work best in areas with a lot of distressed real estate and those areas were folks just move on their neighborhoods have changed and are transitioning to rentals for out of state buyers..
