I am currently in operations for a large corporate investment bank, which pays the bills, but I am looking to build wealth using real estate.

Just bear in mind...you will probably operate in a grey zone (unless you open a business and get the licenses, which most people don't care to do) and obviously need quite some cash to get started seriously.

Although I would like to try to do it myself, crafting effective operating agreements is outside my comfort zone.

I don't operate in the Bay Area but from my experience operating MTRs in different markets large companies use third party placement companies or have large contracts with large housing providers.

a simple drive by would have probably shown the property was in the HOOD..

This can minimize interactions and potential friction.I operate a LTR and STR in the same building, and honestly its been great and its nice to have a set of eyes on the place 24/7 that can alert me if there's something wrong or an issue.

Thats simple , sell the teenagers . 

(Really, if you feel the need for an LLC, just form one where you live and/or where your property will be and keep it simple.  

Operationally nothing changes.
