It will be worth it in the long run but it’s a lot of red tape to cut through.

Since I just purchased my first (a 4 unit building) only 1 year ago through a traditional bank loan I am looking for other financing avenues on this one as to avoid the red tape and possible decline from the bank. 

If there are red flags pointing to the potential need for all of this, I think you might zoom past $300k pretty fast and have a pretty long hold period...

Additionally the root systems of these large trees can damage the main water lines to the street, pop up sidewalks near the building, and crack the foundation of the building itself.A regular inspector is not going to do the plumbing.

It doesn’t cost you anything and they’ll help you navigate a lot of red tape and potential issues. :)

as a GC that is constantly doing investor projects these are the questions I ask them..good contractors stay busy...if your not busy than that is a red flag...

@Ola Dantis Definitely don't want to over pay, and his ask for $120 was a huge red flag.

Looks like hot and cold (blue and red valve knobs on the left side of the manifold.)Can't see it clearly but it the other one may be a pressure guage on a valve.

I asked both of them how much they charge (which is the same) and the realtor that flips gave us a descriptive detail on why, while the other did not (raised a red flag to me) Now they both are assuming that we are going to use them... 

Though I have no idea what @Jonathan Bowen means when he says "I never identify as a victim" Maybe a bit of a Straw Man or a Red Hearing fallacy?
