The deal definitely works purely from a numbers perspective, but having never subdivided land I feel my formula could be missing certain metrics associated with the subdivision process.

Obviously I don't have the properties yet so this is premature but I'm wondering if anybody has experience with either of those strategies to purely build cash flow. 

I am currently building small mutli family project in Ocala for $102 a square foot for pure construction cost.

Possible mass exodus 2.0 but is purely speculation.It’s good to reach out and get others perspectives but don’t get caught in analysis paralysis, your first deal doesn’t have to be a homerun. 

The above really focuses on the financing revolution of financing STRs more like SFRs (long term rentals) than as vacation homes / pure vacation rental properties

Thats about 5k in total and the rest is pure profit.

You can't base a potential ROI of a rental purely off of a spreadsheet.
