There are time costs, systems, and marketing costs required for leasing the property AND, if promoted on the MLS, they also offer a shared commission to any licensed Realtor who represents the tenant, so the fee is split between the landlord and tenant brokers.

The fist thing I will mention is that you can only advertise or promote your services in Marketplace on BiggerPockets.

I'm looking into a property right on the Oconto River, 30 minutes north of Green Bay (I'd assume Packers games would bring in some STR activity as well).There are a handful of STR's in this small town, and the state regulations seem to favor STR's to promote tourism and travel.

It's never smart business to remove half your TAM just to support your political beliefs.  

Our STR income still has not reached 2019 levels.My belief is that unless you are very confident at getting a coveted STR permit that it may not be worth attempting the STR route.  

(Coming from the seller's agent they will promote the seller's position=Duh!)

I don’t want to break the rules by making this sound promotional or like an advertisement, but it would be great to get the opportunity to chat or meet with investors and discuss the kinds of services I can offer and any other possible way I could be of value.

@Jon Robinson There is layers of things your obviously not aware of in all for this and that's leading to all these assumptions and very inaccurate beliefs.
