Unless of course you are trying to play the speculative/luck appreciation game, I don't see the point, go buy treasury/muni bills.

I would suggest cash out refi for the single family deals, 1031 for another high price multi family.If you're looking at distressed small multi family in San Antonio for a value-add play, the cash out refi could probably cover that too.

But this is the world we live in and we have to play the game by the rules set by the government.

We just play the probabilities.
