Also realize tradesmen are working for less at the moment (in my experience and market anyways) - I'm currently having work done on my house in Los Angeles and have gotten some really good quotes (it's funny how I rehab my own rentals mostly on my own but don't feel like rehabbing my own house and pay to have that work done).
