Hello BP Community,I am finally getting over my fear and imposter syndrome and taking my real estate endeavors serious. 

As I look to purchase my first property, my fear and nerves are constantly keeping me from obtaining this milestone..with my biggest fear being estimating rehab costs initially.

My hope is that it can either help squash some fears or help one person avoid some of the mistakes that we made.Quick recap, my wife and I moved to Wilmington, NC a couple years ago, discovered Bigger Pockets at the same time, and after renting for a year to figure out the town, we bought a duplex at Carolina Beach, moved into the upstairs 3/2 unit, and starting trying short term vacation rentals in the downstairs 3/2 unit.

My fear is that the current tenant mix will potentially keep away the type of tenants I was hoping to transition to.

My fear is not having enough work for them though as I'm just starting 

Mostly the rage against anyone who is non licensed, fearing that they will prey upon and take advantage of the public.It will be interesting to see if any of them will chime in here as you are licensed, yet seeking to wholesale without the intention to buy yourself.

The housing market is booming but currently the economy is rocky and there is a lot of fear of an economic crash.

My fear, however, is that by continuously reading, I will develop "Analysis Paralysis".
