New member...Need some advice!

Hi BP, after watching numerous BP podcasts I have finally decided to get involved in the conversation through the website and forums. To preface everything I am about to say, I am a twenty-one year that is entering my senior year of college. I currently work at Keller Williams SouthEast Alabama as an agent, where I have been active for about three months. I have been blessed with a golden oppurtinity. I have a family member that has roughly $1,000,000 in liquid funds and they have given me full authority to invest it. For about a year now, I have consistently listened and learned from the podcast, while also working with some great mentors. Given the current market we are experiencing, what is working for you guys? In my market, prices have skyrocketed, inventory has steeply declined, and demand has risen. Buyers are bidding at sometimes over ten thousand higher than asking price and still being denied. I've evaluated two deals in the last month that I almost pulled the trigger on, but after a few counters, the numbers weren't reasonable anymore. My fear is not that these homes won't get offers, but that they will not appraise high enough. How are the appraisers handling the market in your area? Does anyone else share these same difficulties? I would love to hear any advice or input anyone could give! Thanks!
