Does SFH or Duplex value add strategy still work, and how is the inventory?

The latest rates and terms I have seen are for rates in the mid 6% to 7% range. 

I live in Kennesaw and I’m interested in getting a house but in my price range the houses are selling significantly higher than asking so I was thinking maybe building might be an option even with the lumber shortages.

I am seeing houses  over priced and I see lot of 1980s built houses when I am looking at for my price range .they are not turnkey either hvac issue or some other issues .I am looking at Steele creek area not sure whether I need to change my search 

However, there are reputable websites that offer a wide range of house plans suitable for various purposes, including spec homes.

While I know that leaving no review is a possibility, they left us a review very quickly and my guess is it's a 5-star review since I went out of our way to not just answer her questions regarding recommendations for sight-seeing (and provide the links she requested) but to bring in more options (including a playset and keva planks) for the younger group of kids (since I realized most of our games were structured to a slightly older age range).

We have considered house hacking but have not found any good options at this point in our price range.

People have to really put in the extra work for their clients right now in a low inventory environment.  

Record high prices to buy a property and record high STR inventory coming on line seems to me like a very challenging situation to make the numbers work on a go forward basis… Anyone have advice?
