Looking at my first flip and some of the properties I am looking at have "gravity heat" systems.

All the way to smaller things like if it has a drive way or not even though you provided in person videos and pictures of the property for their assessment (never mind the actual listing for it or what shows in their own system).

We manage a lot of properties in C class areas, there is money to be made, but you need a quality asset,  a great screening system, and you need to be able to realistically quantify the risk. 

Check smoke detectors and air filters on HVAC systems.  

Is it really that hard to make a system that's easy to use and actually helps people?

By that I mean issues arise that may not necessarily be your fault and when they do and a claim arises, the LLC not you personally will be listed as the defendant (unless you are dealing with a scummy attorney which is extremely rare regardless of what those using scare tactics to sell expensive asset protection systems may tell you).

In a rental I manage, we did see about a 40% higher rent for a furnished unit, but may see some higher vacancy periods and tenants probably expect more included (utilities, internet, etc), but agree it's something to consider.

For example, idea would be to automatically send aggressive offers and or emails/texts so these deals can be procured, is there a way to streamline/automate this type of system ?

Since I was brokering the private money loan, I couldn't waive the late fee (which my lender still wanted) and the borrower was upset because ENS wouldn't eat the cost, which was a systems error on their part.
