HOWEVER - if you're approaching it more so from the perspective of wanting a place to settle down and possibly later on emphasizing on school districts, your evaluation criteria will be different than someone who is a pure investment play. 

Is there a better approach to beginning my real estate investing career and scaling quickly? 

@Michael Baum, sometimes base runs are better ;-) It's not a time vs. money approach, it's passive vs active investing.

Hiring expeditors seems to be the right approach from what I know.

We have yet to have an investor who wants to put an airplane in their rental but niching down and designing for your ideal guest is certainly an approach that we take to help investors and host see success in their markets. 

You’ve obviously developed a systematic approach to mitigating a substantial portion of the risk.  

Is that is correct approach?

Recently, we were approached by a city zoning enforcement officer who informed us we were in violation of zoning laws and that someone from the Historic District would be contacting us.

Like I say, it's not my program, but they approached me to help them market it, and since it doesn't compete with what I do, and since I have lots of requests for 100% financing, I posted it as available.

This market is both challenging and rewarding, ready to deliver for those who approach it with insight and a solid strategy.
