If you were to sell and 1031 into better cash flowing markets, OR just sell and pay the taxes (maybe you're left with $1.1-1.3mil), you could pay cash for 2-4 properties, get property managers in there to handle everything, and net probably $6k-9k per month. 

@Aramazt Tanashian I'd be cautious as no expert works for free.So, either this person talks a good game, but doesn't know what they are doing, OR they are hiding how they'll make money finding you a property & rehabbing it for them to manage.EXAMPLE: contracting companies make 20-40% markups, so why would this consulting company not charge to handle rehabbing a property for you?

Adding a party to the lease should be handled as a new tenant would be.

But one thing is for certain when you syndicate you now have 1000 partners who all have access to the internet for all things good bad or indifferent.How One handles the tough times is very important to reputation management as we ALL go through tough times if you have been in this business long enough.
