Have a clear start and end date.You'll want to make sure it includes furniture and reimbursement for damaged furniture.You'll want to make sure you have language about guests, noise levels, park ect.

Met a few people but wish I had time for more.I think a quieter place would be better next time although our group made most of the noise :)

Keep grinding through it and continue forward.

@Steve Ross, Although the noise seems like most DSTs are done in conjunction with a 1031. 

Look out for major negatives such as long staircases to front door, no garages (at least in CA and TX) locations on major streets (or backing up to major streets with traffic noise, proximity to train tracks or under airport flight paths, no yards on hillsides can be a big negative, proximity to flood zones, proximity to commercial or industrial, lack of similar size homes in the area or having what will be a great home but surrounded or in the proximity of  crap (shacks, run down homes, small homes with just your big one, etc.).

My agent and his people helped me sort through the noise and get exactly what I wanted at a price that was reasonable.That is my two cents.

Get a concrete contractor that has a grinder , he can grind a small trouhg or channel in the concrete patio near the house to redirect the water .

at another place the guts of the unit were gone, and all that remained was the steel case and a big whole.At another place there was this hunker 18,000 btu window unit that actually shook the wall when starting and stopping and make a lot of noise otherwise.The modern wall units, not window units mounted thru the wall are the way to go.

Think about the neighbors too... what would be the impact of noise and traffic?

But personally due to my investment goals I say F that noise.
