Nathan;Assume by conventional you are referring to bank financing.The short answer is there is one answer, for example it may depend on Location of the property (state and MSA)if the investor has a green card or investor visa Property value and loan. loans over a $1,000,000  are easier to secure loans i.e. bank, Freddie Mac, etc..

Because the LA market is so insane right now I've started looking in central California (Fresno, Merced, etc), the Sacramento area, and have also considered out of state (I've already read @David Greene's great book on out of state investing).

@David Greene I would talk to as many lenders as you can everyday until someone says yes because alI you need is one.
