We most likely will have to ask 1 tenant to leave since part of his apartment has a roof leak that has not been fixed and I just don't think anyone should be living in it like that (very strong musty odor). 

Could be graffiti, gang signs, boarded up houses, loose dogs, undesirable neighbors (for example if people are out on their porches and look less than appealing or are outside screaming and fighting), lots of trash all over, a bunch of ancient vehicles, a nearby business or something that omits a bad odor, etc.

Foul play.Other guys told me that they hear gunshots off in the distance, then hear bullets flying overhead in the man camp.

One of the residential units needs paint retouching and the commercial unit needs to be repainted and a good scrub down to remove any lingering doggie odors from the former business that was there.

In baseball terms... sometimes you can swing for the fences and sometimes you choke up and foul off a half dozen pitches fighting to stay in the batters box. 

So, with your subordinate interest you may have placed a tenant in a property keeping another lien holder from securing their collateral, doing so intentionally, to profit.....it's starting to have an odor about it now, I can see some prosecuter looking up things like lien fraud, bank fraud, establishing false liens and on and on to impeading operations of a federally insured depository....I don't know, just sounds like things they might try to stick you with if for no other reason acting unethically toward other creditors.I'm not sure why so many people think that all one has to do is give others notices and disclosures about what they are doing an it absolves them of ethical responsibility or shields them from violations of law, just not so.....in many cases.Interesting thought of taking possession of a property with a very limited interest in it, passing it off allowing others to live in it, blocking other creditors from taking possession for awhile and betting on when the tenant will have to leave.....interesting that someone would think of it....lol...

I'm dealing with a rehab where cats were doing their thing in the same place for about 15 years. The smell was pretty bad when I first got in there, but now that I removed the existing vinyl plank flooring the stench ...

@Adriena Daunt the new or refurbed studio ones, you need to make sure they are council consented to be multiple room dwellings as with the new tenancy laws possibly coming in if the council has it as a large single dwelling but you are renting it by the room you might (you need to check case by case) fall foul of this rule that you are renting an illegal dwelling according to what is on the paperwork at the council and then potential refund rent, pay exemplary damages, have trouble with insurance and/or finance etc all come in to play.

Don't get distracted by clutter, odor, obsolete fixtures or appliances, wall or floor colors, etc.
