Bought my first duplex 11 years ago when the market was about to explode, :/ i over paid for it, but Ive kept this specific property in good shape and do the necessary updates, today is cashflowing beautifully :).

But my mistake if the market IS stable and NOT exploding right now like I assumed.

If you really want a good OTR deal and you don't want to rely on the economy continuing to explode for the next five years, I'd recommend looking for off-market deals. 

I've seen plenty of improvement in some of Baltimore's better quality neighborhoods, but overall I'm not sure why DC's population has exploded while Baltimore's has diminished and the city has continued to deteriorate over the decades. 

I recently moved out of South Jordan area so I know the growth out there is exploding. 

Sometimes I think my head will explode, I'm learning so much.

There are both good and bad parts of it but I think North Antioch going twords the fairgrounds will explode in the comming years.

By reading this article, an astute real estate investor would have known that Irvine was in midst of an emerging real estate market in the 1990s and ready to explode to the upside.
