Depending on the lot that can easily be another 10-20k and that doesn't even include the foundation.

Most probably they will be taking a mortgage out, current rate are at 7-9%, so easily on 300K average Pocono home you will have a mortgage of $2000 or may be more!

I currently have 1 STR and am looking to expand my portfolio into multifamily and single family homes.

If you simply don't know or can't easily find out - making multiple offers can be a great way to help meet the sellers needs. 

This will allow you to get into the investor mindset to be able to focus on how to scale & expand your business over time!

I live in NoVa and hoping to expand to this area but ineed to be more educated and aggressive. 

I've created a very thorough pitch deck explaining the project with pretty decent returns for LPs (20+% cash on cash returns) but seem to have exhausted the normal circles I run in and apparently I can't really expand them without running afoul of the SEC...?

Also work with a realtor who can easily plug you in with their systems and network of GCs, PMs, lenders, etc.
