They provide a lot of great info on their site and within their models.As for actually "practicing underwriting", once you understand the basics of financial modeling and how changes in cell C12 effect overall returns (hypothetically), you are basically inputing numbers.

@Lucas Laufenberg Automated clearing house (ACH Payments)... you can set this up with your financial institution... like how tenants pay their utilities through their online banking... when they add a payee instead of utilities or a cell phone bill they will search for your corporation and deposit money directly into your account monthly...

Another idea you can do, is have your letter template wording in separate excel cells, then plug in the owner name and address, then concatenate each specific owner name/address with your general wording, and that way you can quickly compile all of the text you want into a new cell, then copy and paste that into a word document.

So now you bought the goose-egg, and of course found a bunce of GC's who are happy to help fully reno the place, because that's all you looked for, a GC happy to do full scale reno, ignoring all items of at what rate, what speed, what cost controls, what references etc..

Almost nobody knows the comps for their cell service, their car insurance, or their health care insurance.2) make sure they are on MTM or when their lease expires, until there’s nothing you can do. 3) find out the local/state requirement for notice to increase rent, maybe go even farther out to avoid a winter vacancy  4) be financially prepared for the tenant to move out and spending thousands to make it ready for the next tenant while it’s vacant for a month or two (especially in the middle of the winter.)5) be absolutely confident that you’re right about market ent so you don’t spend thousands lose rent to vacancy and possibly get a lower quality tenant to make an extra couple hundred per month.
