A tip to find a banking attorney, look to your bank, see who is on the board of directors....any attorneys there?

It is ridiculously easy to manage (as I am the President of the HOA board of directors for the building).

Our nephew is Program Director for Vacant and Renovation Housing for the City of Cleveland, and they tell him they can work miracles for this type of project. 

It's the director's job to take whatever situation they have and make it appealing to the viewing audience, so if that includes adding some drama that wasn't actually there, then so be it.One classic example I remember was a certain show about 'Homes' where the granite countertop guys were carrying a slab of uncut granite into a home and dropped it and it smashed to bits.

Have personal names of owners, officers, directors or members?

We have drainage issues around here, and I have personally discussed storm sewers with the public works director.  

Such generalizations makes giving suggestions pretty hard, Matt hit on several areas for N/P, Troy's idea is good, although I'd think using your retirement fund and leasing will disqualify you if you're a director getting a salary.
