The place itself is pretty cute!

It's a cute data point, but really doesn't tell you much. 

Doing so though they want my personal taxes and finances, my property Mgmt finances, I have a repair/construction bness as well a graphic printing bness.  

Anyone have anything to add or see anything worth illuminating farther in the graphic?

Love the charm from that era, pretty arches, cute built in nooks, but look out for the small closets, structural issues behind the walls and subfloors, roof issues. 

(though as we all know these numbers are probably way off.)All of that being said, my wife is now completely turned off due to the fact that it's not a "cute little apartment complex".Here are my thoughts with what I would need to make this fit for us.PP go down to $175k-$190kOwner finance at 5.25%-5.5%Some agreement on either decreasing the $30k down payment or having owner fix/invest in a certain amount of things before I buy.

It's been 6 weeks. 1080 square feet, $1150 per month rent (includes HOA & trash), 2 bedroom 2.5 baths (each bedroom has it's own full bath), small galley kitchen with new appliances, hardwood floors downstairs, carpet upstairs, really cute and shows well.

But It's cute and I have good tenants.
