Also, from a long term perspective I actually believe that Vancouver will reach parity with Portland prices and possibly command more due to having much better schools and no taxes. 

The sheer number of military bases within a 100 mile radius is pretty awesome, and then throw in that they are headquarters for many commands; those bases aren't going anywhere any time soon.

That is only about 10% above their capital investment amount.Given the numbers, I don't see this REIT commanding a huge market premium.

However, IMO a renovated house w/o a garage should command equal rent to an older house (similar size) with a garage.  

Maybe by demonstrating some command of the finances (not control, but more of an understanding of fiscal planning and budgeting) this will help set you up as being more driven that most of the folks who just talk about getting started.

Other renovated triplexes around the university are in the low $300,000 price range and command about the same amount in rent.

Our PM knows what our units command and the going rates.

I am not good with new technology, but Google voice as I use it lets me give vocal commands to my smart phone instead of tying the commands out.
