Many times I have been in the home they choose 3-4 times for previous sales years ago, so can tell them all about updates, etc.I think many people are getting ready to have a rude awakening in the coming year or two and when people get burned with no representation or loose a lot of money.

As a property owner one of the few rights I enjoy is to do with the property that I pay for, maintain, and pay property taxes on is to choose to whom I rent the property.

I had to choose between spending $18K for "not so great" policy, or agreeing to the improvements and spending $14K for a great policy.

If you don't choose an operator who will effectively and honestly communicate with you, then you will be a frustrated, and likely poorer investor.

It is my humble opinion that the legislator who wrote the law (he represents tenants exclusively), was building a business for himself and trying to create an industry for attorney's to represent tenants.

You have to split 50/50 the first 3 deals OR you can choose to pay $100k upfront.

No idea, luckily it affects the inside 0% so we can continue operations if guests choose to stay.

There are things you can do to keep costs low if you choose to go that route so I wouldn't let price deter you.

Many investors from California are choosing to invest in the Midwest because of the low barrier to entry and yearly cash returns making more sense in these lower priced markets.
