A single unit water heater runs around $500 plus a few hundred for labor plus inspections in needed.

I am making a few hundred more a month in most of my houses than the fair market rent.

Also, I scroll through the OTA and see hundreds to thousands of bland listings with seriously dated decor and properties.

Do you charge for small cleaning items, like windows weren't cleaned, oven needed a quick cleaning and kitchen cabinets needed wiped out?  

If you're going upscale in other ways, you can sometimes get away with cheaper side pieces, but if the chairs are going to feature prominently in the photos and design, a few hundred extra dollars are worth it. 

In some markets, there are hundreds of thousands of people who want to rent a room in a house, and in other markets there might only be a dozen of potential tenants.

Does anyone have any recommendations, or leads to a contractor for a minor rehab (paint, cabinets and door install/ repair, laminate flooring install, a minor refresh overall)?
