I don't look for things to complain about or look for an extra few bucks to squeeze out of tenants, when I rent something I actually give them a leasehold interest in the property and allow them quiet enjoyment to use as they like so long as no laws are being broken, are within the terms of the lease and don't pose a dangerous condition that is reasonably dangerous.

Even if the home is broken into because the tenant left the door unlocked, it would be very difficult for you to convince a judge or jury that the bad guys didn't get in using a key they made from your lock box.

There is nothing illegal about taking over payments, and the DOS clause is only something that can be *triggered*, it's not a rule that's being broken.

I'm not going into the buying "under market value", buying at a distressed sale price matter as that has been argued for years on here.......whatever.Also, I was not calling anyone "dumb" I believe that was posed as a question as to reasons why some don't get a better education.Walt, yes, perhaps hopefully so, but IMO it wouldn't have to be broken down into every aspect.

They will tell you how hard the surface (coating) is, but since the underlying wood is soft, dragging a piece of heavy furniture without a slider will crush the underlying wood and leave long dents (technically not scratches, I guess, if the surface isn't broken).IMO, your rip out & replace estimate sounds way high, at least for my area.
