One more thing, Northrop just won a multi-billion dollar contract for the next gen stealth bomber, and they'll be assembling it in East Palmdale and probably doing the test flights at Edwards AFB, so probably some good jobs coming from that over the next few years.

I cannot speak for TX probate or title laws specifically, however I'll put this in different terms:In the first scenario, title is putting the burden of assembling all parties who would legally take as heirs at law.

If not they will mention a last objection etc.When I was in commercial land development assembling parcels for developers to get under contract and iron out details it took sometimes 6 months to finally get everything worked out where the seller would sign.Other developers were saying assembling 20 parcels ( old businesses built in 50's and 60's and little residential houses) on 25 acres was too hard to accomplish versus buying land from one or two owners.

When you set out to buy-fix-and-hold a property you are taking everything on yourself from finding the right property in the right area, assembling a team to renovate it, putting up most (or all) of the cash to do so, and that assumes you have the experience and time and required to invest in the project.You might end up with a lower cost basis in the end, assuming everything goes well, but you take on all the risk to try and get there.So, you might be "off your rockers" thinking this way. :-)
