Don't sell since the cap rate is still good and my main purpose is to get good cashflow, just increase the rent consistently to at least stay with the market increase.2. do a 1031 swap with a SFR or duplex in a slightly different area...after some research..

Location Location Location).If it were mine I'd sell that birdbath on ebay or to a swap-meeter on Craig's list.And move the nice stone ring to the backyard as a fire-pit with two picnic tables (chained to the ground).Maybe a 6 foot tall privacy fence down the middle of the backyard so each family could have their own outdoor area.Good Luck!

But I think as a backup plan you always have nurses and other health care professionals with St Anthony's, Bayfront, All Children's, not to mention the people moving here from colder climates, that you should be able to just swap to a furnished monthly rental and do ok.

Swap coolers are not the best.... water leaking, only work when its cooler- not geared for the climate changes and hotter summers we are seeing.

Some companies do a 1:1 swap but DTE in Michigan I believe pays 1/4:1 so you they buy it from you for a 25 cents and sell it to your neighbor for a dollar.

there is HUGE money in Timber far more than you could ever make swapping housesin your neck of the woods you need 20 plus acres of tree's that are so big at DBH  ( diameter at Breast Height) that you can't wrap your arms around them and touch..
