@Imani Naomi In my experience, the most successful properties I've seen are bought right, financed right, and managed right. 

How much capital do you have available, since even if you successfully syndicate a deal, you are still out of pocket for earnest deposit, due diligence costs, formation costs, etc until you reimburse yourself from the raise.

I'm an investor here myself and own a successful rental portfolio that quickly grew to over 7 figures.

I've successfully sold with good profits then, but it's more nerve-racking and I like things to be data-driven.  

Still, there has to be a shared motivation to grow financially and a shared understanding of the risks involved with the particular investments you are looking at.This should be obvious, but I know from talking to investors for over 30 years that it's not.It's very difficult to be a successful real estate investor if your spouse or partner is not on board.
